Our Methodolgy

 

First Consultation: Discovery and Feasibility

The first meeting is an opportunity to learn more about each other.  Metropolitan approaches each project as a total collaboration with the homeowner. We develop a clear understanding of your goals and vision of your project, as well as your likes and dislikes.  In turn, we will show you examples of our work, answer any questions you may have about Metropolitan, and talk about the process.

 

Initial Concept:  Initial Design / Preliminary Budget

With your approval to proceed, Metropolitan creates an Initial Concept.  Based upon your project's unique criteria, this Initial Concept balances inspired design solutions with the practical aspects of budget, schedule and construction feasibility.  We conduct an in-deptjh presentation of this conceptual work providing you with a tangible understanding of the project's design, budget and timeline.  Following this review, and with your approval, we begin the next phase.  The Initial Concept is an essential step requiring an investment on your part.  Although representing a relatively minor percentage of the overall project budget, this work is key to the project's success.  All subsequent steps build upon the work of this Initial Concept.

 

Part I Agreement:  Design Development, Budget Refinement and Project Schedule

Based on your feedback from the Initial Concept presentation, we guide you through product and finish selections, as we continue to fine tune your design and develop in-depth construction drawings.  In addtion, we firm up our construction estimates and construction timeline.  At the conclusion, you have a clear understanding of the design along with an accurate statement of the cost of the project and the projected start and completion dates.  Our detailed documents clearly conveyr the scope of the project and facilitate your planning, financial and otherwise.

 

Part II Agreement:  Final Architectural Work, Permits and Construction

Under this phase and in close collaboration with you, the architectural work is completed.  We detail precise dimensions, products and material selections, and all specifications necessary for constrcution clarity.  Once final construction documents are completed, we secure building permits and finalize any necessary budget adjustments.  After approval by municipal building departments, we provide necessary revisions that adjust the contruction schedule.

 

Throughout construction, your project is supervised daily by the Project Manager and/or Superintendent. You are asked to participate in specific progress inspections (Milestone Inspections) to ensure your greatest satisfaction.  Living through construction can be disruptive for you and your family.  Our workers make every effort to keep your home as neat, clean, and functional as possible during the constrcution process.

 

Project Completion and Beyond

Your construction is complete, but Metropolitan is not finished.  Together, we will walk through and inspect your project to develop a punch list of final items to be adjusted.  We will make arrangements with you to complete the items on this list.

 

You will receive accurate accounting records, including lien waivers from Metropolitan and all major subcontractors and suppliers.  you will be presented with a comprehensive owner manual, which contains a directory of the subcontractors and suppliers involved on your project, the products used and all manufacturer's warranties.  During Metropolitan's one-year warranty period we address any construction-related issues that may arise.
